Are you buying or selling a house? If you have or are looking at a house with a boiler or mini-splits, call us for a mechanical inspection before you sign on that dotted line!

Home inspectors are wonderful for the "bones" of the home. However,  they are not trained in or experienced with boilers, radiant heat systems or ductless mini-splits. Therefore, it's hard to diagnose a boiler if you have never installed or repaired one, lucky for you Outlaw Mechanical does just that.

Our incredibly thorough mechanical inspections can take anywhere from 2-3 hours (for an average sized home). We inspect every aspect of your home's mechanical systems. In our inspection report we give recommendations on what the system needs to perform optimally. We will use a plethora of tools and analytical equipment for diagnosis of the problems at hand.

Sellers - Call us for a pre-inspection so you won't be surprised by any inspections afterwards.

Buyers - The mechanical system is the most expensive and valuable part of your new home, be sure it's in working order before you buy!

Realtors - If you are helping your clients buy or sell a home with radiant heat, you need to call us! It's a lot easier to negotiate before the deal is done, rather than trying to get the seller to give money back as a result of a failing boiler or recalled system.

What is included in a Mechanical Inspection?

We inspect the mechanical systems of your home, including your radiant heat system (boiler or hydronics), the in-floor piping, baseboard heaters, water heaters (tankless and tanked), any cooling or air conditioning systems like refrigerated air or ductless mini splits. Additionally, we examine your ductwork, venting, gas lines, and more. We do our inspections in line with manufacturer recommended installations, State of New Mexico codes and licensing requirements.

What's in a Mechanical Inspection Report?

It is a detailed report and analysis of your system today. We not only report any errors, issues or repairs needed, but we give a realistic view of your system in terms of lifespan, efficiencies, and possible future issues. We also note any code or safety issues. Outlaw Mechanical will include recommendations on repairs needed, so you know exactly what you are buying.
